I would like to put forth that in 2020-2021, the skeeviest, oiliest, least-trustworthy profession is: REAL ESTATE AGENT.
There are now 70,000 Realtors on TREB in the GTA, that's almost as many as there are Uber Drivers. It's a pretty straightforward test/certification. There are lots of fly-by-night, and 1-sale-per-year operators out there (e.g. a side-hustle).
